The fire-door check that catches most buildings out

If a building is over 11m, communal fire doors need checking every 3 months — not annually.

Under Regulation 10 of the Fire Safety (England) Regulations 2022, responsible persons for buildings above 11m must carry out quarterly checks of communal fire doors and annual checks of flat entrance doors (on a best-endeavours basis).

The common trap: treating fire-door inspection as a once-a-year job. For a six-storey block, that's four communal rounds a year, not one — and a missed quarter is a documented gap an enforcing officer or insurer can point to.
